Auction rental rights 2025 is upon us again: these petrol stations come under the hammer

The annual rental rights auction of state highway stations held by the State Real Estate is once again upon us. Seven petrol station sites will go under the hammer on Wednesday 10 September 2025. There should have been eight, but the auction of ‘Hendriksbos’ on the A28 motorway has been put ‘on hold’ by the State. In line with previous auction results, record amounts are expected again this year.
One of the seven tank sites to be auctioned by the State Property Agency on 10 September 2025 is ‘Bergh-Zuid’ on the A12 motorway in Babberich, Gelderland. It is one of the largest and busiest Shell locations in the Netherlands. Located as the last petrol station before the border with Germany, it offers, among other things, a shop according to the Shell Café formula.
The filling station that will also come under the hammer is ‘Broerdijk’ on the A7 motorway in Benningbroek in North Holland, just southwest of Medemblik. The Esso filling station at the service area has a shop with Spar Express.
The filling station location that will also be auctioned off is ‘Het Anker’ on the A2 motorway near Born in Limburg. Better known as ‘Esso Roosteren’, it currently offers a shop with Go Fresh bakery and Spar Express.
Also coming under the hammer is location ‘Hoefplan’ on state highway N9 in Alkmaar. The petrol station displays BP colours and has a small shop containing an Albert Heijn to go.
Two Shell stations
During the 2025 rental rights auction, location ‘Maatveld’ will also come under the hammer. The service area on the A20 motorway near Nieuwerkerk aan den IJssel has a petrol station in Shell colours, a Deli2go petrol shop, Fastned fast charging station and a large parking area for trucks.
Location ‘Wellerzand’ on the A6 motorway near Bant in the Noordoostpolder to be auctioned also currently offers a Shell petrol station with a Deli2go shop and a Fastned fast-charging station at the location as well.
Location ‘Zalkerbroek’ will also be auctioned and is a very well-known stopping point on the N50 between Kampen and the Hattemerbroek junction. There is an Esso-coloured petrol station with a Spar Express and Subway as well as various catering outlets and Fastned charging station.
On hold
A total of eight filling station locations were to come under the hammer during the upcoming leasehold auction, but the auction of ‘Hendriksbos’ on the A28 motorway near Nunspeet, which includes an OK filling station and Hajé restaurant, has been put ‘on hold’ by the State. The sub-leaseholder of location Hendriksbos informed the State Property Agency this spring to start summary proceedings, claiming the RVB was not authorised to auction the location. Because the ruling of the court on the merits will not be before early 2026, the site will not come under the hammer now.
The seven sites to be auctioned this year are not subject to the statutory transitional provisions. This means that all the proceeds will go to the State.
60.6 million
The State Property Agency has been auctioning off the lease rights of motorway stations and sites on busy N roads since 2002. The government agency does this to promote competition. Indeed, until 2002, the various oil companies or operators had an ongoing contract to rent land for a petrol station along a national highway. As a result, other companies had no chance and therefore there was no free competition, was the reasoning. Since 2002, the lease rights of a total of 288 sites have been auctioned. The 2024 auction raised a total of EUR 60.6 million, of which EUR 56.7 million went directly to the state treasury.
The 2025 rental rights auction will be held on Wednesday 10 September at the Leonardo Royal Hotel in The Hague.
